Terms of Service

1. The service

CompPilot is a software-as-a-service application that generates rental Comparative Market Analysis (CMA) reports and related investment analytics based on the address and property facts you provide. CompPilot is operated by CompPilot ("we", "us"), and is available at comppilot.ai.

2. Your account

  • You must be at least 18 years old and able to enter into a binding contract.
  • You are responsible for keeping your password confidential and for everything that happens under your account.
  • Provide accurate information at signup, and keep it current.
  • You may close your account at any time. Closing terminates your right to use the service; we may retain limited records as described in our Privacy Policy.

3. Subscription plans and billing

  • Paid plans bill on a recurring basis (monthly or annual) until cancelled.
  • Payments are processed by our payment processor; CompPilot does not store full card details.
  • You authorize us to charge your selected payment method for all fees as they become due.
  • Plan pricing, features, and per-month usage limits are described on the public pricing page and may change with at least 30 days notice to active subscribers.
  • Fees are non-refundable except where required by law. You can cancel any time and your access continues through the end of the paid period.
  • If a payment fails, we may suspend access until the balance is settled.

4. Acceptable use

You agree not to:

  • Resell, sublicense, or expose the service to third parties beyond your own internal use.
  • Use the service to scrape, mirror, or rebuild a competing dataset.
  • Reverse engineer, decompile, or attempt to extract our source code or training data.
  • Circumvent rate limits, plan limits, or any technical restrictions.
  • Use the service to violate any law or third-party right, including consumer protection, fair housing, or data protection law.
  • Submit addresses or data you do not have a lawful basis to process.

5. Report content and accuracy

CompPilot's reports combine third-party comp data with model-generated narrative and investment math. We aim for high quality but cannot guarantee that any rent estimate, comp, narrative, or financial calculation is accurate, complete, or current. Reports are intended as a research aid, not as a substitute for professional appraisal, legal advice, lending advice, or local market expertise. You are solely responsible for the decisions you make based on the information.

6. Intellectual property

  • CompPilot retains all rights in the service, the platform, and the report formats and design.
  • You retain rights in the property data and inputs you submit.
  • You may use, share, and republish the reports we generate for you, including in deliverables to your clients and partners, subject to our acceptable-use rules above.
  • "CompPilot" and the CompPilot mark are trademarks of CompPilot. You may not use them without our written permission, except to describe the service factually.

7. Disclaimer of warranties

The service is provided "as is" without warranty of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the service will be uninterrupted, error-free, or that any defect will be corrected.

8. Limitation of liability

To the maximum extent permitted by law, CompPilot's total liability arising out of or related to the service is limited to the fees you paid for the service in the 12 months preceding the event giving rise to the claim. We are not liable for indirect, incidental, special, consequential, or punitive damages — including lost profits, lost data, or business interruption — even if we have been advised of the possibility of such damages.

9. Indemnification

You agree to defend and indemnify CompPilot against any third-party claim arising from your use of the service in violation of these terms or applicable law.

10. Termination

We may suspend or terminate your account for material breach of these terms, non-payment, or use that we reasonably believe puts the service or other users at risk. You may close your account at any time.

11. Changes to the terms

We may update these terms from time to time. Material changes will be announced by email at least 14 days in advance to active subscribers. Continued use after the effective date constitutes acceptance.

12. Governing law

These terms are governed by the laws of the State of Missouri, United States, without regard to its conflict-of-laws principles. Any dispute will be resolved in the state or federal courts located in Missouri.
