CompPilot turns a property address into a full rental analysis. You get an estimated market rent with a low-to-high range, the comparable rentals behind that number, a written market memo explaining the pricing, and the investor math — cap rate, DSCR, cash-on-cash return, net operating income, monthly cash flow, and breakeven rent. You can export the whole thing as a PDF.
Real estate investors and landlords underwriting rental deals — including wholesalers, BRRRR buyers, syndicators, and anyone applying for a DSCR loan. It's also used by property managers and agents who need a defensible rent number for a client.
No. CompPilot was built specifically for people who don't have MLS access. There's no license check, no broker sponsorship, and no waiting list. You need an email address.

Yes. It's built mobile-first and installs to your home screen like an app, so you can run a report during a property tour.
A rental data provider with more than 140 million property records, combined with our own analysis. For most active markets the comp data is current within the last 90 days.
We pull actual comparable rentals near the address and weight them by distance, size, and how recently they were listed. You see the comps we used, with bed and bath count, square footage, distance, and listing date — so you can check the reasoning rather than trusting a single number.
Accuracy depends on how much comparable rental activity exists near the address. Dense markets with lots of recent leasing produce tight, reliable ranges. Rural addresses and unusual properties produce wider ones. That's why every report shows a range and the underlying comps instead of a single figure presented as fact.
No. CompPilot is an analysis tool for investors, not a licensed appraisal, and it isn't a substitute for one where an appraisal is legally required. Lenders that ask for a formal appraisal or a licensed BPO will still need that document.
You'll be told so directly rather than shown a confident number we can't support. If comparable rentals are thin, the range widens and the memo says why.
CompPilot works on addresses across the United States. Coverage quality tracks rental market activity, so major metros return the strongest comp sets.
One unique address per calendar month. Running a report on the same address again within 14 days uses cached comps and doesn't count against your quota.
You'll see an upgrade prompt. We don't auto-bill overages, so you stay in control of what shows up on your card.
Yes, on Pro and Power. Upload a CSV of addresses and get rent estimates, cap rates, and cash flow back for the whole list. Pro handles up to 50 addresses per upload, Power up to 500.
Yes. Starter compares two properties at once, Pro and Power compare three. The best number in each row is highlighted so you can see which deal wins before writing an offer.
On any paid plan, yes — add your logo and accent color in account settings and exports come out branded, with no CompPilot watermark. The Free plan's PDF is watermarked.
Free is $0 for 5 reports a month. Starter is $29 a month for 30 reports. Pro is $69 a month for 100 reports, bulk upload, and unlimited saved properties. Power is $179 a month for 400 reports, 500-address bulk upload, and historical comp data.
Not separately. The Free tier gives you 5 reports a month, forever — enough to put the product through its paces. Upgrade when you outgrow it.
No. The Free plan requires an email address and nothing else.
Yes. Cancel from your account settings and access continues through the end of your current billing period.
We consider refund requests case by case — email us and explain the situation. Cancelling always stops future charges, and you keep access until the period you've already paid for runs out.
Major credit and debit cards, processed by Stripe. We never see or store your card number.
Yes, up or down, from your account settings. Your report quota moves to the new plan's limit.
Not yet — accounts are single-seat for now. If your team needs shared portfolios or report handoff, get in touch and we'll build it if there's enough demand.
Yes. The investor calculators are free to use with no signup, no account, and no email gate. Cap rate, DSCR, cash-on-cash, rental property, BRRRR, the 1% rule, and gross rent multiplier, each with the formula and a worked example.
Yes, free of charge. There's a rent estimator widget and all seven calculators, each installed with two lines of HTML. No API key, no signup, no cap on page views. Popular with real estate blogs, brokerages, DSCR lenders, and property management sites.
Nothing, and there's no usage limit. Each widget renders a small "by CompPilot" credit link underneath it — leaving that in place is the only condition. The widgets are styled in isolation, so they can't interfere with your site's design.
Not yet. Right now we're focused on the web product and a few workflow tools like bulk CSV and branded PDF export. If you have a specific integration in mind, tell us about it.

Yes. Account deletion is available in your account settings and removes your saved reports, properties, and profile.
No. Transactional email only, plus the weekly portfolio digest on Pro and Power — and that one is opt-out in account settings with a one-click unsubscribe in every message.
