Las Vegas is one of the more unusual rental markets in the country — a city where the hospitality and service economy creates a steady, large renter population that tends to skew younger and more transient than ownership-heavy Sun Belt metros. Single-family homes and townhomes dominate the investor conversation, particularly in master-planned communities across the southwest and northwest valleys, Henderson, and North Las Vegas. Multifamily product exists throughout the core, but many smaller investors focus on detached rentals, partly because the tenant pool for them is deep and partly because the resale exit is cleaner. Short-term rental activity is meaningful here too, though Clark County and the city have layered in licensing requirements and zoning restrictions that have cooled speculative STR buying compared to the peak frenzy of 2021–2022.

On the underwriting side, Las Vegas investors have historically chased appreciation as much as cash flow — the market moves in dramatic cycles, and buying at the wrong point in the curve has burned people before. Cap rates in the single-family space have compressed significantly since the post-2012 recovery, and in recent years gross yields on stabilized rentals have often landed in the five to seven percent range depending on vintage, location, and condition. Investors care a lot about vacancy here because the labor market, while large, is concentrated in industries sensitive to consumer spending slowdowns. Property taxes are relatively favorable by national standards, and Nevada's landlord-tenant framework is generally considered investor-friendly, though that can shift with legislative sessions.

The practical reality when running a rental analysis in Las Vegas is that you need to pressure-test your rent assumptions carefully — there's a wide spread between what a well-maintained property in a good Henderson zip commands versus a tired asset in a softer pocket of the valley. Don't let the headline rent numbers from the boom years anchor your proforma. Use current comps, assume realistic vacancy, and model conservatively on appreciation given how cyclical this market has proven to be.
